Te Whiti South Lands Trust have a number of criteria for those wanting to occupy and tenant a property at Te Whiti.

If you are:
- Retired 65+ age group with reliable transport
- Semi retired 50+ age group with reliable transport
- Individuals, couples and families with either older or younger children
- Families with reliable transport
- The economic ability to afford and maintain the living costs in a rural papakāinga living situation.

Papakāinga Information
We offer 7 x 3 bedroom, 2 x 2 bedroom (Kaumātua only).
All homes were built in 2023-2024.
All of our whare will be healthy home compliant.
Each home is equipped with a single internal access garage, dishwasher, and a heat pump.
Our papakāinga will be managed externally by Harcourts.
ALL Applicants will be screened against the following criteria before it will be forwarded to the external property manager for further screening. Please read carefully before proceeding with the application process.
Home Ownership Status:
Must not currently own a home or have recently sold a home with proceeds from the sale.
Dividend Recipients/Significant Assets:
Cannot be receiving dividends from homes owned or possess significant assets such as homes held in trust.
Home Ownership Goals: (Does not apply to Kaumātua)
Must have clear goals to achieve home ownership beyond papakāinga living, with a stepping-stone approach.
Positive Community Engagement:
Must desire to build relationships with other tenants and contribute to the papakāinga community.
Criminal/Violence History:
Potential tenants must not pose a significant threat to others, with no history of ongoing criminal activity, violence, drug offences, or gang affiliation.
Compliance History:
No history of non-compliance such as rent arrears, property damage, or incidents related to smoking, drugs, alcohol, violence, noise, or pets.
No Animals:
Due to the rural setting, tenants cannot have animals to ensure harmony with the community’s lifestyle.
Waste Management:
Must actively participate in waste management strategies.
Water Responsibility:
Tenants will be provided with full water tanks and must cover the cost of refilling their tanks during their tenancy and upon departure.
Sewerage Education:
Tenants must be educated on proper sewerage practices, including what can be flushed or drained.
Policy Agreement:
Tenants must understand and agree to conditions for entering the house and follow papakāinga living policies before signing the tenancy agreement.
All Adults Sign Agreements:
All adults (18+) living in the premises must sign the tenancy agreement.
Termination Conditions:
Tenancy is not transferable to non-signatories, and termination occurs in cases such as tenant death, hospitalisation, or removal from the property. Family Court Law takes precedence in cases of marriage dissolution.
